Cuba property sale tax calculator

Short answer

According to Cuba’s Ministry of Finance and Prices and ámbito.casa’s analysis, the tax on a home sale is 4% for the seller and 4% for the buyer, calculated on the agreed price or the cadastral value, whichever is higher. This calculator applies only that 4%+4% to a price you enter; it does not include notary fees or Property Registry charges.

Calculate the 4% + 4%

Tip: Cuba Habitat’s median asking price today is $22,700. Use the cadastral value if it is higher than the price.

Seller tax (4%; 8% from the 2nd sale in the same tax year):

Indicative total (4%+4%):

If the seller sells more than one home in the same tax year, the seller’s rate rises to 8% from the second sale. Confirm the tax base (price or cadastre) with the notary or ONAT before paying.

Yes, according to ámbito.casa’s analysis: 4% for the buyer and 4% for the seller on the base (price or cadastral value, whichever is higher). MEP confirms the 4% rate.

The owner (seller) requests it at the municipal land-planning office (INOTU Resolution 15/2026).
