Data & methodology
Cuba Habitat lists 10,705 homes for sale in Cuba (3 November 2026). Listings come from two partner portals, CubanPortal (synced every 6 hours) and Casas Oasis (imported hourly), plus owners who list directly and are reviewed by a person. Duplicates, rentals, spam and implausible prices are hidden, and homes removed at the source are taken down at the next sync.

Who runs Cuba Habitat
Cuba Habitat (cubahabitat.com) is an independent, privately run bilingual (English/Spanish) property portal covering all of Cuba. It is not affiliated with the Cuban government, any notary, or any real-estate agency, and it does not sell homes itself: buyers contact sellers directly or through the source portal. About us
Where listings come from
| Source | How it is collected | Active | Last successful sync |

| CubanPortal | Public for-sale listings, synced every 6 hours; each links back to the original listing. | 8,534 | 3 November 2026 |
| Casas Oasis | Partner feed imported every hour; photos keep the Casas Oasis watermark. | 2,171 | 3 November 2026 |
| Owners | Submitted through our free form and reviewed by a person before going live. | 0 | — |
How listings are updated and removed
- Each sync re-reads every listing; changed prices, photos or details update the page and its “Last checked” date.
- A listing that disappears from its source is marked removed and its page returns HTTP 410 (gone). For CubanPortal this only happens when the pull is at least 80% complete, so a partial outage never wipes listings.
- Removed so far: 0.
De-duplication
The same home is often listed on several portals. We compare listings in the same province and municipality with the same rounded USD price and treat them as duplicates when:
- both state a floor area within 1 m² of each other and the titles are at least 45% similar or the descriptions at least 60% similar; or
- neither states a floor area, the bedroom count matches and the descriptions are at least 60% similar.
We keep the most complete copy (a phone number, an exact map pin, more photos, then the oldest) and redirect the others to it with HTTP 301. Duplicates hidden: 346.
Moderation
- Hidden automatically: no price, prices under $1,000 (usually a typo or a monthly rent), over $5 million, no location, rentals, items that are not property, and ads offering to buy homes. Currently hidden: 2,564.
- Every listing page has a “Report this listing” button (sold, wrong details, possible scam, duplicate). Reports are reviewed by a person, who can hide the listing.
- Map pins are exact only when the source gives coordinates; otherwise the pin is the municipality centre and is labelled approximate.
- Prices in euros are converted to USD for filters and statistics; prices in Cuban pesos (CUP/MLC) are shown as listed but excluded from USD statistics, because there is no reliable exchange rate.
How the price statistics are calculated
- Asking prices of active, de-duplicated for-sale listings between $3,000 and $5 million (10,439 listings today). These are asking prices, not closing prices.
- Outliers are removed per province with a modified z-score on log price (cut-off 3.5).
- A median is published only with at least 10 listings and is marked indicative below 30. Price per m² uses listings stating 15–2,000 m², with at least 8 of them. Land and commercial premises are excluded from home medians.
- Figures are recomputed every 30 minutes; a daily snapshot is stored for the monthly reports.
- Neighbourhood figures (Vedado, Miramar…) use listings whose title names the neighbourhood.
